WASHINGTON, D.C. — Bradley Site Design provided landscape architecture services for this award-winning affordable housing community located in the historic Shaw neighborhood. Working with the vision of the developer and the architectural team, BSD transformed the previously underutilized parcel into a vibrant and inviting community, utilizing sustainable design principles from the earliest design concepts to reinforce the social, economical, and environmental success of the project. The 11-story building was partially funded with LIHTC tax credits and provides the community with 108 affordable housing units while offering residents luxury-level building amenities. The ground floor of the building hosts space for community arts programming and resident meetings, and the penthouse roof and terraces provide over 3,700 SF of green space integrated into the lounge setting. The adjacent accessory lot provides the residents with a quiet garden space, incorporating additional public art and sculpture elements into the design. Bioretention facilities on both lots provide stormwater treatment, meeting permitting and DC DOEE requirements while also bringing year round interest and ecological value to the urban space with carefully selected native plant palettes. Ample planting beds at the main entry of the building provide residents with a natural experience every time they enter or exit, further reinforcing the sustainable aspects of the site.

WASHINGTON, DC — Set on the slopes above Battery Kemble Park, this project was designed to be an embassy residence. Elegant entertainment spaces step down the hillside: a cantilevered overlook, stairs, terraces and an invisible-edge pool with a wading area behind a water wall.

The mixed-income community sits on the site of the original Roslyn Rise condominiums, replacing the former dated structures with two modern elevator-serviced buildings. Bradley Site Design worked with Grimm + Parker Architects and Enterprise Community Development to prepare the site design for the project, integrating outdoor and communal amenities that foster connection and accessibility. On-site features include a signature patio and gathering plaza, walking paths tied to the broader local trail network, a dog park, and a family oriented playground.

Great Falls Residence

GREAT FALLS, VA — BSD designed pool terraces, stone stairs and walkways, and extensive planting throughout this steeply sloping site. The materials palette was created to fit naturally into the wooded setting. The diverse plant palette attracts wildlife of all sorts.

Northwest One

Client

NRP Realty

Budget

$100M

WASHINGTON, D.C. - BSD worked with Michael Marshall Design to create a new residential building as part of DC’s New Communities initiative. The team designed streetscape, courtyard, and rooftop designs for this transformative project in the former Sursum Corda neighborhood. Working within a small site footprint, BSD accommodated low-impact stormwater management areas planted with four-season native materials for a garden-like setting, as well as DDOT green infrastructure practices. Rooftop courtyard areas were carefully programmed for active and passive spaces; garden “rooms” were separated by planters that also serve stormwater management functions, and indoor communal uses can flow out onto terraces framed by lush native plants.

Strasburg Residence

STRASBURG, VA — Located in pristine countryside of the Shenandoah Valley, this site is home to a unique compound of bedroom cottages around a lodge building. The clients look forward to many family gatherings and getaways among native plants and trees, fire pit and grill areas, outdoor games, and a naturalized meadow with clearings for activities.

  • GREENBELT, MD — Sustainable site design strategies for this Greenbelt project include bioswales that capture roof run-off, a native plant palette, no lawn, and minimized impervious surfaces. The plants were selected to support local wildlife, provide year-round interest, and require minimal maintenance.

  • BENTON, AR — BSD designed a small planned community of compact, sustainably built homes around a village green. A lodge building provides a visual focal point and social hub. The plant palette is completely native and the stone locally sourced.

The Waymark

  • MCLEAN, VA — The cottage style of the home is reflected in the scale and character of the gardens. A wide variety of pollinators, cutting flowers and herbs are mingled within custom designed fences and cobbled paths.
